Application

The application process is the first step to gaining residency to the great community of Sunrise Family Resort. Completed application may be brought to the business office, mailed to the office at 5586 Dublin Drive  Kingston, OK 73439 or emailed to texomasfr@gmail.com

 

Please note, background checks/applications will not be ran until after payment is received. We currently have a special rate of only $25 per adult. (regular cost: $35 per adult)

 

If someone is interested in a particular home, that home can be put on temporary reserve until the application come back.

SFR rental process

To make your home rental and move in as smooth and efficient as possible, Sunrise Family Resort management will conduct a credit and background check. Prospective tenants will also be required to complete and sign a rental application and submit a non-refundable application fee of $25 per adult ( normal price is $35)

Once the application has been approved, tenants will complete and sign a lease; the security deposit and rent are due at this time as well as a $35 water hook-up fee. Water bills are paid at the office with monthly rent. Please make checks payable to Sunrise Family Resort.

Average water/trash bill for family of 4 is $29 (minimal charge) to $39


Refundable security deposit is $350. This is refundable based on the following conditions:

1.  30 day notice is given before relocating and terms of lease have been completed. (Early 
     release of leases may be approved for work relocation and military reassignment)
2.  Home must be left in clean and rentable condition, all copies of keys turned into office and
     walk through completed with management before leaving to assess damages etc. as 
     applicable
3.  All payments must be current without past due amounts
4.  Forwarding address must be provided so any amount due of deposit can be mailed
5.  Cleaning fees and damages (beyond normal wear and tear) , any amounts due and final
     months water bill will be taken from security deposit as applicable and mailed to tenant
    (normally this takes 2 weeks but can vary based on time on month of relocation to allow
    time for final water bills to come in).

NOTE: Deposit may be waived or lowered at discretion of management if home needs some minor work and tenants are found capable and approved to do such works at their expense and time.

 

Pets: Due to extensive damage being done to homes, we have adopted a strict no pet policy


Electric service is provided by REA, and propane (if applicable) is through Red River Propane. Tenants are responsible for utilities.
